  • For private homes (T3 and larger), having their total living area starting from 140m2, construction costs start from 1950.00 € / m2 + V.A.T. 23%. Please note, however, this is an average figure and can vary, depending on the situation in each specific project 
  • Urban plot search according to the client’s requirements (550.00€ + V.A.T 23%). This point is subject to the reservation that the number of the options provided is limited to 5. 
  • Preliminary feasibility study (information request with the city hall in charge regarding the construction rules and norms applicable in the given geographic area: 250.00€ + V.A.T 23%
  • Construction project costs provisional estimate (the construction part only, i.e. materials & labor): 250.00€ + V.A.T 23%
  • Construction project final wholistic estimate (licensing, architecture-, geotechnical-, and engineering projects quotes, permits, incl. communication with the city hall related to the latter): 1150.00€ + V.A.T 23%
  • Plot of land purchase, incl. documents validity screening and a notary deed appointment: 250.00€ + V.A.T 23%
  • Electricity, water, sewer,  gas (if required) connection services requests: 250.00€ + V.A.T 23% per utility
  • Registration plates requests with I.M.T for trailers based on a CoC: 390.00 + V.A.T 23%
  • Registration plates request with I.M.T. for electric vans without a CoC: starting from 1050.00 € + V.A.T 23%


Homestead | Eco  is a holistic eco-system that includes (tiny) homes, solar energy- / hot water preparation equipment and high-grade certified biological waste water treatment plants. In addition to that, we also design modern irrigation systems and can do landscaping around your new house.


Please, note that we do NOT (re-)sell / build cheap shelters or cabins made of scrap low-grade wood. 

We do not compete with the numerous online vendors offering garden 'homes' of 50+ sqm for 15.000 € (taxes included). Any common-sense budgetary analysis will suggest you that it is definitely impossible to build anything serious in this price range. At Homestead | Eco we explicitly do NOT target this market and might not reply to quotation requests for this type of structures. 



At Homestead | Eco we stick to the following well-established project management approach:


  1. Step 1: initial contact and advice. Client contacts Homestead | Eco team and tells about his / her vision and wishes (WhatsApp, phone call). Our team offers you a comprehensive initial consultation including an initial project cost estimate.
  2. Step 2: plot of land assessment and planning. Our engineers and architects evaluate the local conditions, including municipal requirements pertaining to the plot pf land in question, and determine a floor plan and a provisional list of materials accordingly.
  3. Step 3: price update and a payment schedule. Preparation of a binding offer and agreement of a payment schedule.
  4. Step 4: project documentation and a construction license. The required project documentation along with all necessary supplementary documents is submitted to the competent authorities for an approval and an eventual receipt of a construction license. 
  5. Step 5: Start and completion of the construction project. Scheduling of the start date of construction works, subsequent execution of the construction work, and a final commissioning of the project by the relevant authorities.


We carefully select each and every construction material so that all our homes are of exceptional quality and as a result have very low maintenance costs. During the years we have realized that using industry's best quality construction materials is always the best choice, for the following reasons:


  • Substantially longer no maintenance periods of our built homes when compared to "mainstream" budget options sold at majority of construction materials shops 
  • Significantly improved thermal insulation when compared to no or some insulation of dubious quality. Proper thermal insulation increases your home's thermal efficiency, which translates directly into a higher living comfort all year around
  • Quality materials and tools allow for delivering immaculate quality esthetically pleasing work faster ensuring that labor costs can be reduced


The average delivery time for a simple house project is around 5 months. This number may vary depending on the surface area of a house, materials used, and equipment supplied. Upon a confirmation every project is going to have a provisional delivery time defined in a contract.


It depends. However, it is certain that a well-designed, properly insulated, and equipped with a modern active ventilation 60m2 house with a 30m2 large terrace can provide for high living comfort for a couple or even a family with a child. 


No, it isn't. Homestead | Eco is about modern construction practices, use of advanced eco-friendly materials and affordability in the first place. Our architect is keen to design for you a spacious 3-storey house of your dreams even if it is going to be with an underground garage and a massive reinforced concrete  foundation. Therefore, even if you have a plot for construction, we can design and build for you a very cool project within a competitive budget.


Our engineers have an exhaustive experience in filing this type of requests with the competent authorities. Whenever technically possible, we are going guide you through the process, or treat this on your behalf.


Our lawyer are there to clarify this sort of questions with the relevant municipality and even draft a promissory purchase agreement or a final deed and pay all the related taxes.

Our team will design and build a dream terrace for you to enjoy your time outdoors. We use highest-quality materials only. Furthermore, we explicitly refrain from suggesting wooden support structures or decks. This is because we are of the opinion that other modern materials perform in the local climate much better than wood, allow us to deliver great quality terraces, and require no or very little maintenance. 


Our architect has an extensive experience in developing this type of projects in the Algarve. Not every architect has sufficient knowledge and contacts to confidently navigate the complex technical and legal landscape governing the procedure. It is both essential and imperative to start your project under a guidance of competent specialists!
